Assessment Rolls Updated

​Spicer Group updated the Special Assessment District map and the FLTF-approved Capital and Operations & Maintenance assessment rolls. These changes were made as a result of input received prior to and during the Special Assessment Public Hearing on January 15, 2024. The changes mostly impacted typical front lots and backlots.

The summary table was updated from last week by adding a column to show the principal commitment of the Capital Assessment by property type. 

Note: This table reflects what will be presented to the counties for approval, however there may be still be small variations leading up to February 6th.

Changes to note:

• Sanford Lake Park in Midland was added to the FL SAD 
• Many backlots have a lower derived benefit based on the quality of access points
• The derived benefit for some residential properties changed based on the ability to develop the property

Since the allocation must be 100%, when a property's assessment amount rises or lowers, it changes the assessment on all properties. For example, benefit factors on backlots were lowered for some parcels, causing typical lakefront parcels to increase by 3%.
