Restoring the dams so the lake communities can enjoy the water long into the future

Special assessment prepayments due july 1, 2025

Property owners have the option to prepay all or a portion of their total Capital Assessment to avoid/reduce interest charges. Property owners are not required to prepay.​ For more information about the prepayments, click the button below.

Special Assessment Map Updated
5/13/25

The online Special Assessment District map was recently updated to be consistent with the current tax records provided by the counties this month. The Four Lakes SAD assessment apportionment percentage was approved by the Gladwin and Midland counties, DID NOT CHANGE. Changes to the map were made to property owner names to reflect changes in ownership and parcels were adjusted for splits and combinations.

Special Assessments Will Appear on Winter 2025 Tax Bill

We shared the confirmed assessments during the 4/23 webinar. Both the 2025-2029 Operations & Maintenance Assessment and 2025-2065 Capital Assessment will appear on your 2025 Winter Tax Bill. Visit the Special Assessment District Map to find out what your estimated annual Capital Assessment payment will be.

Summary of Current Status
4/15/2025
​The Michigan Supreme Court's denial of the Heron Cove Association's application for leave to appeal means that FLTF can move forward with financing and restart construction. The Capital Assessment and Operations and Maintenance Assessment Roll are finalized, giving us the financial security to secure bonds to restart construction. All four dams are permitted and mobilization is expected to mobilize in May with work resuming in June. Join us on April 23 for our next webinar as we review the next steps of restoring the lakes.
