Assessment Clarification

After the news of the Michigan Court of Appeals opinion affirming the decision of the Midland Circuit Court ruling, there have been several questions and comments where a few facts need to be clarified.

82% of residential parcels in the Four Lakes Special Assessment District have an estimated annual capital assessment that falls between $1,200-$2,500.

• 6% of annual assessments exceed $2,500. These are larger waterfront lots with significant frontage
• 12% of annual assessments fall between $190-$1,200. These are backlots with deeded access to a lake
• 56% of the parcels in the Four Lakes Special Assessment District are homesteaded
• 44% of parcels are second homes, rentals or owned by individuals who own more than one parcel
• Over a series of public meetings spanning two years in which FLTF made engineers available to the public to review assessment cases, 838 parcels were zeroed out. These lots were not developable, no longer had their historically-deeded access, or were in the process of being combined. Stemming from public outreach by FLTF beginning in 2022, over 1,236 individual changes to assessments were made including adjustments to frontage, view, derived benefit and water depth.
